Needham's 300th Celebrate with 300 Laps

Celebrate Needham's 300th year Anniversary and one of the ways is to do that is walk on Monday and Wednesday nights at 6:00 at DeFazio Park on Dedham Avenue, Needham, MA. Walk at your own pace. A lap is a quarter mile so you would need to do 75 miles to complete 300 laps. We have a year to accomplish this. That's not too bad.

There is more than one incentive. It is fun, you could lose some weight and perhaps win a free ticket to the Needham 300th Birthday Gala Celebration on Novemver 5, 2011.

Pick up a tracking sheet at the Park & Recreation office or KOKO FitClub. Turn in the tracking sheets at the same place by September 1, 2011.

There are so many event all year round. Keep watching for updates.

The Trend in Home Sales in Mansfield MA - Improving, or...?

Home prices in Mansfield on average are rising! Home prices are up 15.0% since July of 2009.

The current average listing price of homes for sale in Mansfield MA is $336,989, down 5.0% from a month ago. Compare this to the current median sales price of $356,600 - where half of sales are above this amount and half below it.

2 bedroom homes are selling for less than they were while 1, 2 and 4 bedroom homes are selling for more. Prices of 2 bedroom homes are down 24.9% from year ago levels while prices of 1 bedroom homes are up 22.0%. Prices of 3 bedroom homes are up 3.4% while 4 bedroom homes are up 36.5% from year ago levels. Below is a chart of the trend of median prices of homes for sale in Mansfield MA over the past 5 years through July 2010:

So what does all this mean? Well, if you're looking for a home in Mansfield, you can probably find a bargain in 2 bedroom homes as prices are down. Still, lowball offers won't cut it in a market like this.

But if you're looking for a 1, 3 or 4 bedroom home, you better not mess around too much. While sales overall are relatively flat, prices of these homes are climbing. Still, sellers aren't in control of the market either, so both buyers & sellers should be reasonable when negotiating.

Yes, Nancy, this deserves to be repeated. In the Taunton MA and Bristol County MA markets, over the past 3 weeks, noticeable 13-15%+ price declines since June. A true opportunity for buyers.

The number of U.S. homes listed for sale rose in August compared to July, the 8th consecutive monthly rise, according to data released by real estate brokerage ZipRealty. In addition, 47% percent of homes on the market had at least one price reduction and an average of two price reductions. The Orange County market was among those with the largest median price reduction. Together with the looming "shadow inventory" of foreclosure and short sale listings, we can expect the downward pressure on home prices to continue well into 2011.

What does this mean to sellers? If you plan on selling in the next few years ... sell NOW and price it RIGHT. After you are in escrow, start looking for a replacement property while interest rates are still incredibly low. While prices will likely continue to decline, the interest rate plays a much greater role in overall affordability than most people realize. Home prices in North Attleboro on average are falling! Home prices have fallen 5.2% since July of 2009.

The current average listing price of homes for sale in North Attleboro MA is $309,885, down 3.5% from a month ago. Compare this to the current median sales price of $277,250 - where half of sales are above this amount and half below it.

2 and 3 bedroom homes are selling for less than they were while 4 bedroom homes are selling for more. Prices of 2 bedroom homes are down 7.5% while prices of 3 bedroom homes are down 2.9%. Grab the September issue of Boston Magazine where you will find more details and actual rankings. There you will find that Needham High School has been ranked in the top 20 High Schools. To quote the Superintendent of Schools Dan Gutekanst, “I am not surprised that Needham High School has been recognized for its academic excellence, emphasis on developing te social and emotional skills of its students, and the wonderful contribution of service Needham students make to the local and global communities,” he told Needham Patch.

The rankings are determined by evaluating MCAS and SAT scores, per pupil spending, student to teacher ratio, graduation rate and percent of students who continue into college. The breadth of extracurricular at schools, such as sports teams and clubs, was also examined across the region. After data was collected, it was analyzed and tallied by George Recck, director of Math Resource Center at Babson College.

Prices of 2 bedroom homes are down 15.2% while prices of 3 bedroom homes are up 4.0% and prices of 4 bedroom homes are up 19.9% from year ago levels. How Do Mortgage Rates Affect the Purchase of a Home?

There are many factors which determine how much you can afford to purchase - things such as income, down payment, outstanding debt, credit scores, and mortgage interest rates.

Some of the determining factors in qualifying for a purchase of a home is income and debt. Lenders will, in part, use debt-to-income ratios to determine how much mortgage you can afford. Generally, most lenders will limit your "front end" or housing ratio to no more than 31% of your gross income. (For self-employed borrowers, that will be 31% of their net income.)

The housing ratio will include the monthly principal and interest payments, 1/12th of your annual property taxes and homeowner's insurance premiums, as well as any mortgage insurance premiums and/or homeowner's association dues. The greater income you have, the more house you can afford to purchase.

The "back end" or total debt ration will include not only your housing payments, but other monthly debt obligations as well - obligations such as car loans, student loans, credit card payments, and so on. The more debt you have, the less house you can buy.

Another factor to consider is the term of the mortgage and the interest rate. Both the term of the mortgage as well as the interest rate will have an impact on your total monthly mortgage payment. The longer the term, the more house you can buy because your payments are stretched out over a longer period of time. And, the higher the interest rate, the less house you can purchase with a given income because you will have higher monthly mortgage payments.

To show you the impact mortgage rates have on how much house you can afford to buy, take a look at the following charts.

The first chart is the mortgage affordability chart. For this example, I used an annual income of $75,000, a front end housing ratio of 31%, and assumed that property taxes and homeowner's insurance premiums on a monthly basis consume 25% of the monthly housing payment.

The chart shows that for a 30 year fixed rate mortgage at 4.5%, you can afford a $286,790 mortgage. At 4.0%, you can afford a $304,373 mortgage. That's a $17,500 difference. But at 5.5%, you can only afford a $249,005 mortgage.

What does that mean for the purchase price? Assuming a 20% down payment, for a 30 year fixed rate mortgage at 4.5%, you can afford a home for a sales price of $358,488. At 4.0%, you can afford a home with a sales price of $380,467 mortgage. That's almost $22,000 more house you can buy. But at 5.5%, you can only afford to purchase a home for $311,256.

If mortgage rates rise, and if your income doesn't, you won't be able to afford to buy as much house as you can now. In the following chart, you can see the effects that interest rates have if your income remains the same.

In this example, I used a $300,000 mortgage and a $375,000 purchase price - again assuming a 20% down payment. At an interest rate of 4.5%, you need to earn only $78,454 annually. But if you wait until mortgage rates go up to 5.5%, then you will need to earn $87,916 annually. You will need a 12.1% raise in your income to be able to afford the same house at the higher rate.

The purpose of the charts isn't to show you how much home you can afford to buy based on a particular income, mortgage term and interest rate. Rather, these charts show you how much your buying power can be affected as mortgage rates change - either up or down.

If you're thinking about buying a home, now may be more advantageous to you than if you continue to wait. Why? Mortgage rates are at their lowest in more than 50 years. In addition, prices of homes have come down quite a bit in many areas over the past few years, thus making many homes much more affordable today.

2 and 3 bedroom homes are selling for less than they were while 4 bedroom homes are selling for more. Prices of 2 bedroom homes are down 2.6% while prices of 3 bedroom homes are down 10.0%.
