Let's compare this to just about one year ago as the new year began.

As you can see, prices throughout the city continued to fall during 2009. Sales of both single family and multi family homes remained pretty steady. Not only are there less condos for sale than there were last year, a much larger percentage of condos have been selling. Putting these two facts together shows a stronger condo market than we had last year. We're also seeing what we'd expect, a corresponding drop in the number of months of inventory currently for sale (absorption rate).

Stoneham Real Estate Market Update

The real estate market has been busy in Stoneham. Here is the latest info:

To get the full picture, you'll also want to know how long it's taking properties to sell. Single family homes in Stoneham are selling in an average of 80 days. Condos are taking an average of 171 days while the few multi family homes in the city have been selling in an average of 48 days. Let's compare this to what was happening in the Stoneham real estate market exactly a year ago:

What you'll notice immediately is there are significantly less properties for sale this December than at the same time last year. However, many more properties have sold in the prior 6 months and more homes are currently under agreement. This is countered by the fact that home prices in all categories except multi family homes has continued to slide.

The leaves are falling from the trees, Halloween has come and gone and we've turned the clocks back. It's time to take a look at what's happening in the Malden real estate market.

The average days on market is another important statistic to look at. Malden single family homes sold in an average of 99 days on the market. Malden condos sold in an average of 100 days on the market while multi family homes in the city sold in an average of 109 days.

Let's compare this to what was happening in Malden in February 2009:

The fall market is historically busier than the winter market, so it's not surprising that the number of months of inventory are down significantly from the winter time. The average sales price of single family homes and condos has continued to slide. Multi family homes have actually had a significant increase in prices. This is primarily due to the fact that there has been a decrease in the amount of short sales and foreclosed multi family properties in the city in the last few months, so less distressed sales translate to less "red tag" sale prices.
