Your Home's Photo(s) Can Make or Break the Sale

With almost 90% of all buyers using the internet to find their new home, it becomes increasingly more important that home sellers and real estate agent pay attention to the quality of the photographs portraying a home to be sold. 

You have about 30 seconds to capture a buyers attention while scrolling through a list of homes.  Buyer's are deciding whether to investigage a house further based upon the thumbnail of the home in a search result list.   I plugged in Lowell Massachusetts in Realtor.com and the result shows 10 homes per page with another 8 photographs of other properties (featured homes).  Your home must present well and stand out from the competition or it will get lost.

The following sample is a home that expired than relisted with me.  The only difference was the quality of the photographs.  I sold the home in 30 days after being on the market for 120 days with another agency.

A tip:  Your eye will automatically go to a photo with contrast

A photo taken with blue sky and on a sunny day will automatically have more contrast than a photo taken on a dull gray day.

The second example is of two identical condos on the market at the same time.  The condo with the blue sky sold for $15,000 more in almost half the time and they should have sold for exactly the same price.

 

 

 

 

 

 

I think there is enough proof here that good photos can translate into a sale or even more money.
