Following is a sample of photographs. The first set was taken by a real estate agent friend of mine. I thought I could help her out by taking a new set of photos for her to help refresh the listing. I feel very strongly about listing photos being key in the successful sale of a home. The homes photos is really front-line marketing and is the first impression many buyers have of a home online.
The front photo- I always feel you should have direct sunlight on the front of the house. Avoid showing vehicles and the street, if at all possible. When photographing the house only catch a little bit of the side, preferably the side in shadow.
Kitchen-Proper exposure of all of your photos are key. This is actually a bright sunny kitchen and an underexposed shot will make it look dull. Also show the workspace and the cabinets and I usually try to approach a room from a natural entry position.
Living Room- Again exposure is key... back up as much as possible to show the feel of the room not the furniture.
Master Bedroom- Again try to back up as far as possible and get the feel of the room. I have invested in an extreme wide angle lens that helps with showing an entire room that is almost impossible to get with a point and shoot camera.
Sunroom- Proper exposure again shows a bright and airy "sunroom".
With buyers choosing their properties they would like to visit on the internet, it is very important we hone our skills at photographing houses. If it is a skill we can't get results with, consider hiring a professional photographer. Real Estate Photography is becoming more and more popular across the country. Work on exposures and trying to get the feel and size of a room and try not to photograph furniture. Good Luck!!
