This report shows the trend in the price for 2, 3 and 4 bedroom properties for the last 5 years.

 

Below that is the sales for 2, 3 and 4 bedroom properties in the same time period

The homes in the $600k and $ 700k range are moving quickly.  There was 19 sales (includes pending/under agreement) between 4/12 and 4/19.  At the present time there are 109 single family homes on the market.

 

Needham continues to be a big draw because the town offers so much in the way of education, easy commuting, sense of community, close proximity to Boston, and near to terrific shopping malls and lovely little shops in Wellesley, Westwood, and nearby towns.

 Needham real estate is off to a great spring start.  The activity has been great so far.  The weather, however, has not and that is true for New England.   The rains were the worst I can remember in about 30 years.  I remember that because we were doing major renovations on our own home at that time and the contractors were all backed up due to rain for 6 weeks at that time.  Well enough of that and on to the Needham, MA Market Report.

There were 29 single family homes that went under agreement from 3/1/2010 to 3/24/2010.  This does not include properties that have accepted offers but are taking back up offers so that number would be higher.

The breakdown of pending sales for single family homes during this period in Needham, MA are as follows:

 Between $350,000 and $399,999                  1

                     400,000 and   449,000            2

                     450,000 and   499,999            1

                     500,000 and   599,999            7

                     600,000 and   699,999            8  **

                     700,000 and   799,999            3

                     800,000 and   899,999            2

There is something interesting about the fact that 8 sold in the 1 million to 1,499,999 range because that market has been slower.  Needham is certainly in the luxury home market.

The $600,000 to $699,999 remains strong as it has been.

There are 102 single family homes on the market

At this point in the Needham, MA real estate single family home inventory we are at a very low inventory.  In comparison I have prepared a chart below to compare 1/8/2008, 1/8/2009 and 1/8/2010.  Yet at this time last year the inventory was even lower.

Spring market is really just around the corner and hopefully the weather is going to warm up.    The average price is increased year over year for this time period.

The high inventory is in the $600,000 to $699,999 with 9 and 27 homes on the market in the $1,000,000 to $1,499,999.

There are 17 condominiums currently on the market between $185,000 and $1,375,000 with average days on market of 114.

There is 1 two-family listing on the market at $489,000. 

There are 5 land listings from $440,000 to $998,000.

There are 19 rental listings from $600.00**to $9,000.

With the tax extension I believe that will keep the real estate market moving right along in Needham, MA

There were 273 single family homes sold in 2009 at 96% of asking price and 93% of the original price as an average with an average days on market of 89 days.  See breakdown below.

Needham, MA Market Report It is interesting to see how the market has been over the year and durng the last 5 and 10 years. Needham continues to be a very desirable town to live in and there are many reasons for that. The excellent schools and the easy access to Boston along with the terrific commuter options. Needham is a bedroom town with a community spirit that is hard to beat. There is something for everyone.
